The Housing Valuation System (Woningwaarderingsstelsel, or WWS) assigns points to every rental property based on objective characteristics. More points means a higher maximum rent. The system is established by law and indexed annually.
The main categories that determine the total points:
- •Floor area — 1 point per m² of living space
- •Energy label — up to 57 points, depending on the label (A++++ to G)
- •Kitchen — points for counter length, sink and built-in appliances
- •Bathroom — points for toilet, shower, bath and washbasin
- •Outdoor space — points for balcony, garden or roof terrace
- •WOZ value — points based on the official property valuation and floor area
- •Heating — points for the type of heating system
The total number of points determines which rental sector your property falls into. Up to 143 points is social housing, 144 to 186 is mid-range, and 187 or more is free market. Only in the free market sector is there no maximum rent. View the full 2026 rent table.

How does the rent calculator work?
You enter your property details: floor area, energy label, kitchen, bathroom, outdoor space and WOZ value. The calculator automatically counts the WWS points and matches them to the maximum rent, based on the official rent table.
Is the rent calculator free?
Yes, the basic calculation is completely free. You instantly see which sector your property falls into (social, mid-range or free market) and the indicative maximum rent. A detailed points report per category is available for a small fee.
Who is the rent calculator for?
The calculator is designed for both tenants and landlords. Tenants can check whether they are overpaying. Landlords can determine the maximum rent they are legally allowed to charge under the points system.
How accurate is the result?
The calculator is based on the official Housing Valuation System (WWS) from the Dutch government. The result is indicative: only the Rent Tribunal (Huurcommissie) can issue a binding assessment. In practice, results rarely differ by more than a few points.
What if my rent is higher than the calculated maximum?
If your rent exceeds the legal maximum, you can request a rent reduction from your landlord in writing. If they refuse, you can start a procedure with the Rent Tribunal (Huurcommissie). They can lower the rent retroactively.
